Another bid to put multiple homes on small rural site

AN application has been made to Thurrock Council for another 'infill' development, replacing a current bungalow in a rural setting with five new homes.
This application by Pyrmont Homes Ltd seeks full planning permission for the redevelopment of The Robins, on the High Road, Fobbing, by building two detached 4-bed chalets and three detached 3-bed bungalows with garages, private drive, and associated landscaping.
The proposal replaces a bungalow and two garages set in substantial open garden – which the developers say can now be designated as 'grey belt'.

They say: "The site qualifies as grey belt under the updated National Planning Policy Framework (2024/2025), enabling sensitive development without harming Green Belt purposes."
The site fronts directly onto High Road on the northern extremees of Fobbing.
Applicant Adam Beckford adds: "The proposal delivers a modest, well-designed housing scheme within the Fobbing settlement envelope. It enhances the site's appearance, respects local character, and aligns with Grey Belt policy and national planning guidance."
The application (which can be viewed via this link) has been set as a delegated decision, which means an evealuation and verdict will be made by officers rather than councillors – unless local councillors call it in to be determined at a planning committee. The deadline for that is 12 August.
