A CHUNK of commercial land in the heart of Stanford-le-Hope is up for sale – at a guide price of £7 million.

The land accessed by Baryta Close off Victoria Road is described as offering potential for 'future redevelopment' after positive pre-planning talks with Thurrock Council.

Marketing material says: "Upon the advice of a planning consultant, the land presents a good opportunity for redevelopment due to the emerging Local Plan. It is noted that the council would like to see a comprehensive development brought forward."

Much of the 1.9 acre site contains multiple commercial buildings, mainly owner occupied, with the exception of Unit 10, which is currently vacant, and Unit 6, which has been leased back to a neighbouring Freehold owner-occupier.

It is being marketed as having 'vacant possession'.

The land up for sale is across the Hope river from another large parcel of now derelict land, bought in 2020 by Thurrock Council for more than £4million to be part of the planned Stanford Transport Interchange – but that scheme has now largely been abandoned.

The derelict and overgrown Daybreak site.

The council has been tight-lipped about what it will do with that land, but previously the possibility of linking the two plots was proposed by the late Clive Broad, owner of Daybreak Windows, which formerly operated from the site.

Shortly before his untimely death in October 2022 Mr Broad had planned to sell the land to a London-based property developer, who was also keen on the land off Baryta Close being linked by bridging or tanking the river – allowing access and egress from both sites to be much easier.

However, while a legal agreement had been signed to sell his site to the developer, Mr Broad was approached by Thurrock Council in 2020 who said they wanted the land. A deal was struck which included compensation for the developer.
