Application submitted for 412 new homes in Corringham

A DEVELOPER has taken the next step toward realising plans to build 412 homes in Corringham.

Mulberry Strategic Land has now submitted an outline planning application for the homes on land to the north of Southend Road.

Proposals for building new homes on the site go as far back as 2009, but the latest application comes after a consultation period organised by Mulberry.

The company say concerns raised in the consultation included traffic and road safety and as a consequence the scheme now includes new walking and cycling routes and low traffic street design.

Residents were also concerned about the loss of green belt land and building in a flood risk areas. All buildings within the plan are now sited outside flood risk zones.

Along with the new homes, Mulberry says it will build a new primary school, a care home and a 2,000sq metre supermarket on the 54-acre site. The proposed homes will be low rise, up to three-storeys high.

In its application, Mulberry adds: "Our vision for land at North East Corringham is to create an attractive, high-quality, residential-led mixed-use neighbourhood within the town of Corringham.

"The development will provide a diverse range of homes to meet the needs of all, incorporating a mix of housing types and tenures, set within a rich and mature landscape framework. A landscape-led design approach underpins the proposals, ensuring that existing landscape features and habitats are retained and integrated into high-quality, accessible open spaces."

Mulberry added: "These spaces will promote health and well-being, offering safe, convenient, and attractive routes for pedestrians and cyclists that connect seamlessly with the existing community, local facilities, and the surrounding countryside.

"The scheme is carefully designed to respond to the site's unique setting at the edge of Langdon Hills, providing a natural rounding off of the settlement at the north eastern extent of Corringham. The scheme delivers a sensitive and appropriate transition between the town and the wider landscape.

"Our ambition is to deliver a place that will mature gracefully over time – becoming a distinctive, valued, and well-loved part of the Corringham community."

The developer said there was a "serious need for more housing for local people". It says Thurrock had 4,919 people on its social housing waiting list in 2024 and just 173 homes were built in the borough between 2022-2023.

In addition to the Mulberry application, an application currently sits with Thurrock Council for 320 homes on the other side of the road.
