Planners recommend approval after changes are submitted to new homes proposal on land close to St Clere's Hall

AFTER making amendments to a previously rejected plan, a developer looks set to get the green light to add more homes to a small estate on the edge of Stanford-le-Hope.

A number of new homes have already been built on James Court in the close curtilage of the Grade II* listed St Clere's Hall, where the former St Clere's Golf Club was based.

The site is classified as in the green belt.

An application for a small apartment block and four additional terraced houses submitted in 2018 was ultimately rejected by planning councillors after a site visit as they believed it would have too much of an impact on views of the Hall.

However, a revised plan has now been submitted for the site and at next Thursday's planning meeting (22 October) officers are recommending approval, subject to some conditions.

Planning officers say the new buildings, when compared with the last refused application, are set back away from Stanford Road, so it would not be so visually dominant within the street scene.

This is also the case when compared with the existing buildings on the site.

Additionally, the roof of the proposed building is pitched away from Stanford Road, which again reduces the visual impact, they suggest, and add that the design of the proposed building compliments the existing recent residential developments within the cul-de-sac.

The design and features have been inspired by the present houses on the site, such as the steeply pitched roof, black windows and weatherboarding.

Planners conclude that in addition to the above, the development would improve the landscape buffer, which separates the proposed building from the road.
