230 new homes plan for Linford - developers say impact on village and East Tilbury will not be significant

FIRST details have been submitted to Thurrock Council for a new 230 home housing estate in Linford - on land known as Gothards Field to the rear and east of the George and Dragon pub.

The developers behind the project (EA Strategic LLP) have submitted details of their outline plans for the site and have asked whether the council will require an environmental impact assessment as part of the full application they plan to make.

in the initial submission by agents Iceni projects, the developers say the site will give rise to 'some traffic within the vicinity' but say 'the impact of this is unlikely to be significant when taking into account the existing situation'.

They do not believe traffic from the new homes will 'have significant impact on highway capacity on Princess Margaret Road, Muckingford Road or East Tilbury/Buckingham Hill Road.

Taking all the local factors into consideration, including impact on local waste services, the applicants say the development is unlikely to generate 'significant effects that would require and Environmental Impact Assessment to be undertaken' -thereby saving the costs of commissioning one.
