A MAJOR renovation is being planned for three tower blocks in Grays – which currently fall short of safety regulations.

In a submission seeking planning permission for the renovation of one of them, Kier Hardie House, Thurrock Council gives its reasons for the need for work to be carried out, including stating the current external cladding of the block does not meet current, albeit evolving, building regulations for fire and thermal performance criteria.

Work on the block, and sister buildings Bevan House and Morrison House, will include replacement of the external wall coverings, replacement of windows, replacement roof guardrails and new external lighting. Kier Hardie will also get a new communal entrance canopy.

A statement regarding Kier Hardie House says: "The current cladding system for this high-rise building is showing signs of failure and considered to be beyond economic repair.

"In addition it does not meet current, albeit evolving, Building Regulations for fire and thermal performance criteria.

"The current windows are PVCu with double glazed units and generally in poor condition with the likelihood that they are at the end of their useful life. The canopy over the communal entrance door is in a similarly poor condition.

"The enhancements of a replacement entrance canopy over the entrance and new external lighting will improve the day-to-day experience of the communal areas for residents and visitors alike and improve security. New roof guardrails to the perimeter of the existing flat roof to the block will help ensure the safety of maintenance workers.

"A separate and equivalent application is being made for, the two other residential tower blocks on the Blackshots Estate."
