Council houses will be demolished, with no published plan in place about what to do with the land

CONCERNS over the safety for residents during demolition of two Thurrock Council-owned houses was expressed at a recent planning meeting, when the council sought permission from itself to knock them down.

The demolition of 47-49 The Geerings is part of the council's money-saving effort, as destruction would be cheaper than repair.

Councillors asked if there was an alternative to demolition, but were eventually convinced it was 'the best option'.

Stanford East and Corringham Town ward representative Cllr Roy Jones stated that the properties were 'in good repair' ten years ago, but now accepts the properties are beyond repair.

His fellow ward member Cllr John Cecil, who said he had been inside one of the buildings, raised concerns about the logistics of the demolition, as Number 47 has no access to public roads, and using Number 49's drop curve "will be an inconvenience to residents".

Cllr Cecil also mentioned the danger of vehicles speeding as they leave the Manor Way slip road, the speed limit change of 50-30 mph not always being followed.

Councillors were told many residents along Giffords Cross Road have already raised concerns about speeding, and electrical faults in traffic lights have been raised to the Highway Officer.

Cllr Cecil's other point was how Number 49 is a dead end, making the estimated eight daily lorry visits during demolition almost impossible.

Planning Officer Jonathan Keen addressed the issues, stating that "lorries will not be allowed to come in via The Geerings", and that a traffic warden will be used to control how they come in.

No specific time frame was given for the work, and councillors weren't told what the council plans to do with the site once it's cleared.

To ensure the work is completed in due time Cllr Steve Lilliard wanted to add conditions to the demolition, but due to the nature of the planning application this wasn't possible.

I have watched this pair of dwellings gently rotting on this prominent corner site. The top deck of the 100 bus is a good vantage point.
This is not the first time I have watched a local council dwelling fall apart until the council decides to demolish it. Unfortunately building on clay and global climate change is seasonally shaking traditional designs to pieces.
Personally, if I was the receiver and manager of a bankrupt organisation, I would give what is there now outline permission to rebuild as a 3 or 4 stories (floors 0 + 1 + 2 + the loft?). There could be a problem with parking? The 45 degree rule could be useful.
