Developers back with another new homes plan on Wharf Road

DEVELOPERS wanting to demolish a bungalow on Wharf Road in Stanford-le-Hope and replace it with four new homes have made another attempt to get their plans for the site through.

There have previously been two applications to develop the site, which failed to find favour with members of Thurrock Council's planning committee.

The first was for seven homes and the last, rejected by councillors last year, was for four chalet homes.

At the time the councillors threw out the scheme, which was opposed by neighbours and local residents, for a host of reasons which included:

  • The layout bears no relationship with the spatial pattern of the surrounding townscape in Wharf Road, Wharf Close and Warren Close, which have street frontages.
  • The density is too high because it is not comparable to neighbouring properties. It is cramped and contrived.
  • The rear projections look like extensions and the roof design is poor.
  • It would appear incongruous in the street scene.
  • Insufficient on-site parking is provided, resulting in highway safety issues.
  • The proposal would harm the living conditions of the occupiers of the adjoining dwellings due to overlooking, noise and disturbance.

Now a new plan for the site, also for four homes but in two semi-detached buildings, has been put in to the council, with the developers largely saying the council's failure to meet government-imposed new homes targets should be taken into account.

However, that hope may be scuppered by an announcement in the Queen's Speech last week which suggests the scrapping of housing targets and more relevance being placed on local residents' increased involvement in local development.
